Country living without losing the connections

Welcome to 36426 Pitch Ln, a beautifully maintained single-story home tucked at the end of a quiet cul-de-sac in Hilliard, Florida. Set on 1.432 acres, this 4-bedroom, 2-bath home offers 2,592 square feet of living space with the room, privacy, and outdoor lifestyle that are becoming increasingly difficult to find.

From the long driveway and wide front elevation to the open interior and expansive backyard, the property was designed around one thing: space to actually live.

Inside, elevated ceiling heights and 8-foot interior doors give the home an immediate sense of scale. The kitchen and three secondary bedrooms feature 10-foot ceilings, while the family room rises to 11 feet. The primary suite is finished with a tray ceiling and crown molding, creating a comfortable retreat without sacrificing the clean, open character of the home.

The heart of the house is the spacious kitchen and living area. The kitchen features a 36-inch induction range, dedicated exterior-venting hood, Samsung refrigerator, generous cabinetry, and a large island that opens directly to the family room — ideal for everyday living and entertaining.

Storage is another standout. Every bedroom has a walk-in closet, including an exceptionally spacious primary closet. Luxury vinyl plank flooring extends through the principal living areas, with carpet limited to two secondary bedrooms and the primary walk-in closet.

Both full bathrooms are generously proportioned and feature dual-sink vanities. The primary bath includes a large walk-in shower with a substantial built-in bench as well as an extra-long soaking tub, creating a true private retreat. The secondary bath features a heavy-glass sliding tub/shower enclosure.

Outdoor living on 1.432 acres

The outdoor space is where this property separates itself.

An approximately 1,000-square-foot concrete outdoor living area provides room to entertain, relax, and enjoy the Florida weather. At its center is an Endless Pools® swim spa, complemented by mature landscaping that provides additional privacy.

A built-in summer kitchen features a stainless-steel grill, granite countertop, and stainless-steel sink, making the outdoor area a natural extension of the home.

Landscape lighting in the front and rear adds another dimension after sunset, while a substantial fenced portion of the property provides additional flexibility for pets and outdoor use.

Significant work has also gone into improving the acreage. Trees were selectively cleared, the rear property was cleaned and opened, and approximately 20 loads of fill were brought in and graded to improve drainage and create a more open, usable yard.

Built for more than just the house

The property includes a side-entry two-car garage with finished drywall, an epoxy-coated floor, and fold-down wooden attic access, along with a detached storage shed.

A new drain field was positioned along the side of the property to help preserve the usable rear yard. The home is served by a private deep well with a water-treatment system designed to address sulfur/hydrogen-sulfide conditions, along with filtration and water softening equipment.

The acreage also provides the kind of flexibility that's difficult to find in a conventional subdivision setting. RV and boat storage and potential accessory structures may be possible, subject to applicable HOA requirements, setbacks, permitting, and Nassau County regulations. Buyers should independently verify requirements for their intended use.

A note on Florida's 2026 property-tax proposal

Florida voters will decide Constitutional Amendment 3 in the November 2026 general election. If approved by at least 60% of voters, the amendment would increase the homestead exemption for non-school property taxes to up to $150,000 beginning in 2027 and $250,000 beginning in 2028 for qualifying owners who maintained permanent Florida residency as of December 31, 2026 and establish homestead. Different provisions apply to persons establishing Florida residency on or after January 1, 2027.

If approved, the amendment would take effect January 1, 2027. This is a proposal and is not current law. Buyers should independently confirm eligibility and current requirements with their tax adviser or the Nassau County Property Appraiser.
